Update – Development proposal at 2–4 Mendota Rd

The City is currently reviewing a development application proposal at 2-4 Mendota Rd, after receiving a submission from the property owner. The City has an obligation to review all development applications submitted with fees paid, and no decision has been made for this site. The property is currently occupied by a one storey Public Storage facility, and the proposal under review is to expand the existing facility to 4-storeys with additional parking and truck loading bays.

Since its submission, many members of the immediate neighbourhood have been in contact to voice their concerns about pedestrian safety, transportation issues, shadow impacts, noise, quality of submitted studies, and more. There was also a very well attended Community Consultation Meeting where residents shared the same concerns directly with City Staff and the applicant. Residents do not like the impact the existing facility has on their neighbourhood and they are opposed to any expansion. Located at the end of a dead-end street, the Public Storage facility requires anyone accessing it to travel through the neighbourhood area, including heavy truck traffic.

I support the residents’ position against this development proposal.


What’s next?

The file is currently under review by our Community Planning team in the Development Review division and, once complete, they will submit a report with recommendations to Etobicoke York Community Council (EYCC) where I will vote on it with my fellow Etobicoke York City Councillors. At EYCC, residents are able to attend in-person or virtually to make a deputation, or submit written comments to be put on the public record. Based on review timelines mandated by the province, this will likely happen in late summer or early fall.
